
The Vrije Universiteit Brussel (VUB) has warmly welcomed the decision by the municipality of Elsene to ensure that at least 15% of units in all major student housing developments are designated as affordable accommodation. At a time when student housing is becoming increasingly expensive and scarce, the university hails this as a significant step in the right direction – and particularly good news for its student body. “We’re pleased to see Elsene taking the lead in promoting a more balanced housing mix that reflects the needs of our super-diverse city,” said Rector Jan Danckaert.
Elsene, together with VUB and ULB, lies at the heart of Brussels’ student community. According to a recent study by perspective.brussels, around 40% of Brussels’ 137,000 students live in this municipality. Yet this area also faces the greatest pressure on the housing market: in just three years, rental prices have surged by 26%, now averaging around €600 per month – and often even higher in Elsene. By earmarking a substantial share of new developments for student rooms capped at €450 per month, Elsene aims to structurally encourage a healthier housing mix.
A Meaningful Step Forward
VUB currently manages over 1,500 student rooms, but demand continues to far exceed supply. Any expansion of affordable and high-quality accommodation – in terms of both comfort and safety – is extremely welcome. “It remains a real challenge to provide affordable and decent student rooms in the current housing squeeze,” said Rector Danckaert. “Even in newly built projects, prices are frequently too high.”
A city that values its student population should actively provide quality, affordable housing. After all, students are the future citizens of Brussels – they will live, work, and contribute to society here.
Working Together on Real Solutions
VUB fully supports Elsene’s ambition to develop a better housing mix. The university is offering its expertise and will actively collaborate with the municipality, as well as other local authorities, the Brussels-Capital Region, and relevant government departments. The joint project with ULB at the Usquare site has demonstrated just how difficult it is to keep rents affordable in new builds – which is precisely why measures like this are so essential.
Rector Danckaert will personally convey this message to Elsene’s local council. “We’re glad Elsene is leading the way in creating a housing model that meets the needs of our highly diverse city,” he reiterated.
A Call for Broader Policy
Elsene’s decision lays the foundation for a more comprehensive and long-term policy. VUB is now calling for this initiative to be anchored within a broader regional strategy on student housing. A coordinated approach is crucial to meeting the needs of an expanding and diverse student population – and to further establishing Brussels as an attractive university city.
